Office partition wall removal in Singapore

Partitions are usually the biggest item in an office reinstatement. The type of wall decides how it comes out, and what has to be made good afterwards.

Office unit stripped to metal stud partitions

In short: Drywall (gypsum board) partitions are the quickest to remove; glass partitions need careful dismantling; block or brick walls need hacking and create the most debris. After removal, the ceiling, floor and walls where the partition met them usually need making good, and any wiring, data points and fire safety devices in the wall must be dealt with properly.

In this guide

Partition types and how they come out

PartitionHow it’s removedDebris and noise
Drywall (gypsum board on metal studs)Boards stripped, studs and tracks unscrewedLow to moderate
Glass partitionPanels and frames dismantled; glass handled with careLow, but heavy and fragile
Demountable system partitionUnclipped and removed panel by panelLow
Block or brick wallHacked out, then debris bagged and hauledHigh; may need noisy-work slots

What's inside the wall

  • Power and data: sockets, switches and cables must be removed back to the landlord’s original points, by a licensed electrician where needed.
  • Fire safety devices: smoke detectors, sprinkler heads or exit signs tied to the partition layout may need relocating or removing. Changes to fire protection systems can need SCDF approval; see A&A works.
  • Air-con: diffusers and ducting added for enclosed rooms often go too.

Making good after removal

  • Ceiling boards patched or replaced where the partition ran
  • Floor tracks removed and the floor repaired, especially under carpet or vinyl
  • Wall junctions patched and painted to the landlord’s specification

Whether the landlord wants bare shell or original condition decides how much making good is needed.

How long it takes

Drywall partitions in a small office can often come down in a day or two. Larger offices, glass systems or block walls take longer, especially when building management limits noisy works to certain hours. See how long office reinstatement takes.

Before you start

  • Check the lease and the landlord’s reinstatement requirements
  • Get building management approval, work permits and lift bookings
  • Confirm which partitions the landlord wants removed, and which may stay for the next tenant
  • Use the office handover checklist for the rest of the move-out

Questions we get asked

Can’t see yours? Send it on WhatsApp with a photo of the unit.

Drywall partitions in a small office often take a day or two. Glass systems, block walls and larger offices take longer.

You usually need building management approval and work permits. If fire safety devices are affected, SCDF approval may also apply.

Only if the landlord agrees in writing. Otherwise most leases require tenant-installed partitions to be removed.

Ceiling boards where the partition ran are usually patched or replaced so the ceiling is continuous at handover.
