The cheapest reinstatement quote often costs the most when the landlord rejects the handover. Here’s how to compare contractors on what actually protects your deposit.

In short: Choose a reinstatement contractor who reads your lease and the landlord's reinstatement requirements, visits the site, gives an itemised quotation, handles debris disposal and building management paperwork, and commits to your handover date in writing. Compare quotes item by item, not by total price.
A good contractor asks for your tenancy agreement and the landlord’s reinstatement requirements before quoting. Without them, a quote is a guess, and missing items show up at the handover inspection. If you’re unsure what your lease means, read what reinstatement means first.
| Item | Why it matters |
|---|---|
| Partitions and ceiling removal | The biggest items in most offices |
| Flooring removal and making good | Adhesive and damaged screed are common handover issues |
| Electrical and data cabling | Must be removed back to the landlord’s original points |
| Wall patching and painting | Often required to the landlord’s colour and finish |
| Debris disposal and protection | Excluded items here become surprise charges |
For typical numbers, see the reinstatement cost guide.
Some leases require the landlord’s nominated contractor; others let you appoint your own. If you have a choice, get both quotes and compare item by item. Your own contractor is often cheaper, but must meet the landlord’s standard at inspection.
Photograph the unit before and after the works, keep the landlord’s handover checklist, and make sure the contractor attends the inspection. Our office move-out handover checklist covers the rest.
We handle reinstatement works across Singapore, with a free site survey and an itemised quotation. See reinstatement works, or WhatsApp us photos of the unit.
Send photos, the floor plan and your handover date. Site surveys are free and every quotation is itemised.
Can’t see yours? Send it on WhatsApp with a photo of the unit.
Pick one who reads your lease, visits the site, gives an itemised quote including debris disposal, handles building management, and commits to your handover date in writing.
Only if your lease requires it. Otherwise, get a quote from the landlord’s contractor and from your own, and compare item by item.
Usually because some quotes leave out items such as debris disposal, making good, or electrical works, which then appear as extra charges.
At least two to three months before your lease ends, so there is time to compare, book building management slots and finish before handover.
We’ll reply with an initial estimate and a time for a free site survey.
