Vinyl flooring removal in Singapore: what's involved

Removing vinyl looks simple, but what’s underneath decides the work. Click vinyl lifts out; glue-down vinyl leaves adhesive that often has to be ground off before handover.

In short: Click (floating) vinyl can be lifted out quickly, while glue-down vinyl leaves adhesive on the floor that usually has to be scraped or ground off. At reinstatement, landlords typically want the original floor or a clean screed with no adhesive left, so check your lease before removal is priced.

What landlords usually expect

At the end of a lease, most landlords want the floor returned to the original finish or a clean, level screed. Adhesive patches, damaged tiles under the vinyl, or uneven screed can all be flagged at the handover inspection. Check whether your lease asks for bare shell or original condition before you get quotes.

Common surprises under vinyl

  • Old tiles cracked or loose from years under the vinyl
  • Self-levelling compound that has to be removed too
  • Carpet tiles or a second vinyl layer underneath
  • Floor boxes and trunking cut into the screed

How the removal runs

  1. Clear the floor. Furniture, partitions and skirting are removed first.
  2. Lift or scrape. Click vinyl is lifted out; glue-down vinyl is scraped off.
  3. Treat the adhesive. Residue is scraped or ground, with dust control in occupied buildings.
  4. Make good. Patch screed or replace damaged tiles as the lease requires.
  5. Dispose. Vinyl and debris are bagged and removed off site.

How long it takes

Click vinyl in a small office or shop often comes out in a day. Glue-down vinyl with adhesive grinding takes longer, especially when building rules limit noisy work hours. For the full office timeline, see how long office reinstatement takes.

Homes

Vinyl is the one floor finish HDB allows to be laid over existing tiles without hacking, so removing it at home is usually straightforward. If you plan new tiles after removal, check the HDB renovation guidelines first.
