Worker cutting along a wall before hacking

In short: Hacking out floor tiles in Singapore is commonly quoted at about S$3 to S$8 per sq ft including disposal, plus S$1 to S$3 per sq ft if the slab needs screeding. A typical HDB flat takes two to four working days, within HDB's weekday 9am–5pm noisy-work hours.

How much does hacking floor tiles cost?

Singapore guides put hacking and disposing of an existing hard floor at roughly S$3 to S$8 per sq ft. If the slab needs re-levelling before new flooring, screeding adds about S$1 to S$3 per sq ft. Homes are often quoted per job rather than per sq ft.

What changes the price

  • Tile and screed: thick screed and older homogeneous tiles take longer than newer, thinner layers.
  • Area and layout: many small rooms cost more per sq ft than one open area.
  • Access: lift protection, distance to the loading point and stairs-only access.
  • Disposal: the number of debris bags and lorry trips.
  • Working hours: HDB restricts noisy works to weekdays, which affects scheduling.

How long it takes

A typical HDB flat’s floor tiles can often be hacked in two to four working days, depending on the area, screed thickness and access. HDB limits noisy works to 9am–5pm on weekdays and no more than three consecutive days, so larger jobs may be split.

The process

  1. Protection: cover doors, fittings and the lift lobby; seal off rooms to limit dust.
  2. Hacking: break out tiles and screed down to the slab or to the agreed level.
  3. Bagging and disposal: debris is bagged and removed as the work goes.
  4. Clean-up: the slab is cleared and swept, ready for screeding or new flooring.

HDB rules to know

  • Noisy works, including removing floor finishes, are allowed 9am–5pm on weekdays only.
  • Bathroom floor finishes can only be replaced after three years from the block’s completion, with waterproofing to HDB’s conditions.
  • Work must be done by an HDB-registered contractor. See the HDB renovation permit guide.

When not to hack: overlay instead

If the existing tiles are sound and level, overlaying new tiles or vinyl, or applying an epoxy coating, can be quicker, quieter and cheaper. HDB allows overlays within a thickness limit, so ask your contractor whether an overlay works for your floor.

Noise, dust and neighbours

  • Your contractor must notify immediate neighbours at least three days before renovation starts.
  • Noisy works should not run more than three consecutive days, so larger jobs are split.
  • Sealing doors and using dust sheets keeps dust out of other rooms.
  • Debris should be bagged and removed daily rather than stored in common corridors.
