Interior demolition and strip-out

We handle interior demolition: taking a unit’s fit-out back to its shell so it can be handed over, renovated or re-let. This is different from demolishing a whole building, which needs a specialist structural demolition contractor registered with BCA.

  • Office, shop and F&B strip-out to bare shell
  • Dismantling partitions, ceilings, raised floors and mezzanines
  • Warehouse and factory dismantling: racking, platforms, partitions and services
  • Removal of kitchens, toilets and wet areas
  • Non-structural wall and slab-finish hacking
  • Debris removal, disposal and site clean-up

How we run a demolition job

  1. Site survey: confirm what stays, what goes and any building rules.
  2. Method and permits: prepare a method statement and any building works permit.
  3. Protection: isolate services and protect areas that stay.
  4. Strip-out: dismantle from the top down, separating recyclable metal where possible.
  5. Clear and hand over: remove all debris and leave the space clean.

Commercial and industrial strip-out

Most of our demolition work is in commercial and industrial units, where the space has to be cleared quickly and safely for the next tenant or a new fit-out:

SpaceTypical demolition scope
OfficePartitions, ceilings, raised floors, carpet, cabling, pantry and reception
Shop and F&BShopfront, fixtures, kitchen exhaust, wet-area tiles, counters and storerooms
WarehouseRacking, mezzanines, office cabins, partitions and floor markings
FactoryPlatforms, internal walls, cleanroom panels and non-structural plinths

Services such as power, water and gas are isolated or capped by licensed workers before demolition starts. Where a building requires it, we prepare a method statement and risk assessment for building management before works begin.

Dust, noise and safety

Demolition in occupied buildings needs care. We protect lifts and common corridors, keep dust down with sheeting and wetting where practical, and schedule noisy works within the building’s permitted hours. Debris is bagged and removed throughout the job rather than left to pile up, so the site stays safe and neighbours are disturbed as little as possible.

Demolition before renovation

If you are renovating, a clean strip-out first saves the renovation team time and avoids surprises behind old finishes. We can work to your designer’s demolition drawing and coordinate the handover date with them.

Demolition at lease end

If the strip-out is needed to return a rented unit, the scope follows your tenancy agreement. See reinstatement services and the reinstatement cost guide.
